Overall assessment

Where the site stands today

Scored across six weighted dimensions using public pages and a Semrush organic pull. Harbor's Edge is not a weak digital property. It is a beautifully designed waterfront site carrying a national design award, held back by three specific and cheap-to-fix problems: a stale award year on the hero, a typo in the text search engines display, and no answer-engine structure at all behind very heavy question demand.

73 out of 100 TOTAL SCORE

A strong, award-winning brand site that is not yet built to be quoted, and that is showing last year's award.

Design & mobile17 / 20

The strongest dimension, and it should be: this is a community named Best-Designed Life Plan Community in the nation. Responsive viewport, confident waterfront photography, clean two-tower structure. Points held back only for dense navigation on small screens.

Speed & tech health11 / 15

HTTPS valid, no broken navigation, WordPress media library well organized by date. Points lost on large uncompressed hero imagery and full-size JPG badge assets served at display sizes far below their native dimensions.

Conversion path14 / 20

Real strengths: an affordability calculator, a virtual tour and floor plans split by tower. The gap is that the tour request path does not ask which tower, which care level or what timing, so the sales team qualifies on a callback rather than on the form.

SEO basics16 / 20

488 ranking keywords and 3,251 monthly organic visits with zero paid support is genuinely good for a single-site community. Four points removed for the misspelling sitting inside the meta description, which is the copy Google prints under the result.

AEO / answer engines6 / 15

The weakest dimension by distance. 446 People Also Ask keywords and 71 AI Overview appearances in the profile, an existing FAQs page under Financial Planning, and zero FAQPage structured data anywhere to connect the two.

Trust signals9 / 10

Stand-alone not-for-profit, revenues stay at Harbor's Edge, a U.S. News distinction held by only 61 communities nationwide, a national design award, and an on-site physician in Assisted Living. One point removed because the headline award on the hero is a year out of date.

17 + 11 + 14 + 16 + 6 + 9 = 73 out of 100

What the organic data shows

Pulled from Semrush for harborsedgenorfolk.com on 22 September 2026. The pattern matters more than any single number: the demand arriving at this domain is question-shaped, and the site has no structured answers for the engines to lift.

FAQ schema on site

Read the three highlighted figures together. Harbor's Edge ranks for 446 keywords that trigger a People Also Ask box and appears in 71 AI Overviews, while carrying zero FAQ structured data. Google and the assistants are already answering questions about Life Plan Communities, entrance fees, LifeCare contracts and waterfront senior living in Norfolk. They are simply not being handed your answers in a format they can quote. With 0 paid keywords, every one of those 3,251 monthly visits is earned, which makes the gap a pure upside rather than a spend problem.

Three findings

What we actually observed

Each item below was confirmed on a live public page. Nothing here is estimated.

High impact · Trust

The hero still announces the 2025 award five months after the 2026 award was published

The first line a prospective resident reads on the homepage is the U.S. News & World Report recognition, and it currently carries the 2025 year. The 2026 Best Continuing Care Retirement Communities list was announced on 23 April 2026. Harbor's Edge is one of only 61 communities nationwide holding the distinction, which makes this the single most valuable sentence on the site. Showing a prior year quietly signals to a careful adult child that the recognition may have lapsed, and it competes against every peer whose hero says 2026.

Evidence observed Homepage hero reads Welcome to harbor's edge, a U.S. News & World Report 2025 "Best" Community. The 2026 list was published 23 April 2026. The award badge assets in the media library are already filed under /wp-content/uploads/2026/04/, including Badge-Senior_Living_Communities_CCRC-year.jpg, which indicates the 2026 creative was received and uploaded but the hero copy was never updated to match.

Fix: update the hero line to 2026, place the three 2026 badges (CCRC, Independent Living, Assisted Living) together near the hero, and add an Organization award property in structured data so the year is machine-readable rather than only visible. Our sample homepage shows the 2026 version in place.

A spelling error sits in the meta description, which is the copy Google prints in the result

The word intended as "waterfront" appears as "waterfont" in the meta description. This is not an internal typo. The meta description is the two-line snippet a family reads underneath the blue link, before they ever reach the site, and it is frequently the text an AI assistant quotes when summarizing a domain. On a page whose entire proposition is the working harbor and the Hampton Roads waterfront, the misspelled word is the proposition word. It is also the kind of detail that erodes confidence in an organization asking families to commit an entrance fee.

Evidence observed Meta description contains waterfont where waterfront is intended. The same page body uses the correct spelling in the positioning line "Perched on the working harbor of the Hampton Roads waterfront", so the error is confined to the metadata layer, where nobody reviewing the rendered page would ever see it.

Fix: correct the description, then run a full crawl of titles and descriptions across all 488 ranking URLs. Put a two-line pre-publish check into the content workflow so metadata is proofread with the same care as page copy.

The FAQ page carries no FAQPage structured data, against 446 People Also Ask keywords

Harbor's Edge already publishes an FAQs page under Financial Planning. The content is there. What is missing is the markup that tells Google and the assistants that these are questions with authoritative answers. Semrush shows 446 keywords in the profile that trigger a People Also Ask box and 71 that trigger an AI Overview, with zero FAQ features held. That combination is the clearest signal in this whole review: the demand is already question-shaped, the answers already exist on the site, and a single block of JSON-LD stands between the two. Financial questions are where this matters most, because True LifeCare, entrance fees and refundability are exactly what families search before they call.

Evidence observed No application/ld+json FAQPage block found on the Financial Planning FAQs page or on any page reviewed. Semrush: 446 People Also Ask keywords, 71 AI Overview appearances, 0 FAQ SERP features, 0 paid keywords. The four care levels, the two towers and the True LifeCare program are described in brochure prose rather than in question-and-answer form.

Fix: mark up the existing FAQs with FAQPage schema, then add question-shaped blocks to the True LifeCare, Independent Living, Assisted Living, Memory Support and Skilled Nursing pages. Add LocalBusiness or SeniorLivingResidence schema for each tower with its own address: Harbor Tower at One Colley Ave, River Tower at 801 Southampton Ave. Our sample homepage carries a working FAQPage block you can lift.

Award badges not doing their workThree 2026 badge images sit in the April 2026 media folder at full JPG weight and are not used as a hero trust cluster.

90-day sequence

A practical order of operations

Sequenced so the fixes that protect the brand land in week one, and the compounding answer-engine work starts early enough to show movement inside the quarter.

Phase one

Correct the record

Days 1 to 30
  • Update the hero to the 2026 U.S. News distinction and place the three 2026 badges as a single trust cluster.
  • Fix waterfont in the meta description, then crawl and proofread every title and description on the domain.
  • Add Organization schema carrying the award, the founding, the not-for-profit status and both tower addresses.
  • Compress the hero and badge imagery. The badges alone are served far above their display size.
  • Add tower, care level and timing fields to the tour request so the sales team qualifies at the form, not the callback.
Outcome: the most valuable sentence on the site is accurate, and the snippet reads clean.
Phase two

Answer the questions

Days 31 to 60
  • Mark up the existing Financial Planning FAQs with FAQPage schema and validate it.
  • Mine the 446 People Also Ask keywords and the 71 AI Overview keywords for the exact phrasing families use.
  • Write 8 to 12 answer-ready questions per care level, each leading with a direct 40 to 60 word answer.
  • Give True LifeCare its own question set: what it covers, how entrance fees work, what refundability means.
  • Add SeniorLivingResidence schema per tower with address, care levels and contact route.
Outcome: the site becomes quotable by AI Overviews and assistants, from a baseline of zero.
Phase three

Measure and compound

Days 61 to 90
  • Stand up one board covering inquiries by tower, care level, source and speed to first contact.
  • Track FAQ feature capture and AI Overview citations against the 0 and 71 baselines recorded here.
  • Connect the affordability calculator to the inquiry record so finance can see what families model before they call.
  • Publish Norfolk and Hampton Roads waterfront content that answers local questions, not just brand questions.
  • Set a monthly review so the content backlog is driven by the questions tours actually get asked.
Outcome: a repeatable loop rather than a one-time cleanup.
